When there are recent criminal records in your tenant’s background, it can become a serious risk for you as the Landlord, your business, its potential revenue, legal liabilities, and turnover including financial loss. It can endanger the welfare and lives your tenant’s families, and can potentially cause financial costs due to neglect or harm of your property, home, or apartment. While pre-applicant criminal background screening is a must and helps to mitigate the risk accepting the applicant for rental or lease, this screening practice falls short of identifying the criminal misconduct of tenants once they have been accepted for rental or lease and living in your property.

This service regularly scans national criminal databases and you will receive a new Nationwide Criminal Report when criminal records are found in the monthly criminal screening. With this service, you can greatly reduce the risk of revenue loss, harm to your property, and other safety issues. .

When new or updated criminal records are reported to you, we highly recommend that you order the ‘County Criminal Search’ for the county where the crime is reported to verify the criminal information found and to receive specific and up to date details on the crime. You will want to ensure that the records found are for the same person you have rented or leased to prior to making any final tenant decisions.

We recommend that you include in your lease or rental agreement that ‘it may be considered grounds for termination of rental or lease, and a 30-day termination notice may be incurred based upon criminal record findings’.
